Situation

Morning Story wasn’t just another restaurant opening; it was the launch of a brand-new concept. The founder, a former Egg & I franchise owner, decided to break away and create something fresh: a locally owned breakfast-and-lunch brand with its own menu, identity, and guest experience. To make it happen, he needed a partner who could turn a vision into reality quickly and reliably.
 

The challenge was clear: rebrand and reopen an Egg & I as Morning Story, fast yet high quality. The timeline was tight, the expectations high, and the stakes even higher. In hospitality, speed to market isn’t optional. Every day a restaurant stays closed costs thousands in lost revenue.
 

361 Degrees approached the project with a long-term vision. Acting as a trusted partner rather than a typical general contractor,  this ensured the client’s success while fostering a relationship built for future rollouts and ongoing collaboration.

Solution

Leveraging its Project Leadership™ model, 361 Degrees approached the Morning Story build with a focus on clear communication and detailed foresight. The result: a full renovation of the first build we did for this brand completed in just one week, an extraordinary feat made possible through deliberate planning and smart use of overtime to hit critical revenue milestones.

Restaurants bring added complexity beyond typical retail builds. Kitchens demand intricate mechanical, electrical, and plumbing systems, with equipment costs often approaching a million dollars. A delay in just one key component, a fryer or hood, can disrupt the entire timeline. While the initial remodel went off without a hitch, subsequent ground-up builds encountered delays from suppliers. 361 Degrees tackled these challenges head-on by partnering closely with vendors, meticulously reviewing shop drawings, and coordinating mechanical designs early to keep the project moving swiftly and on schedule.

Quality control was a key focus throughout the project. Every installation was carefully verified against plans to prevent costly problems down the line, such as a mis-sloped floor drain that could cripple kitchen operations. Simultaneously, customer-facing elements like bar installations and artwork were crafted to uphold the brand’s premium image.

As Morning Story grew, 361 Degrees adapted its approach. Subsequent projects, including a full buildout at Bellevue Square, leveraged advanced tools like AutoDesk Construction Cloud and Smartsheet to streamline coordination, even on more complex scopes. The core principles remained unchanged: prioritize partnership over transactions, favor clarity over guesswork, and deliver value at every stage.

Results

Morning Story’s first location opened on schedule in less than a week, beginning service immediately, an industry turnaround often described as “unheard of.” This rapid opening directly affected and preserved revenue that would have otherwise been lost to costly delays.

Recognizing the effectiveness of 361 Degrees’ proactive leadership, the client entrusted them with three additional engagements, including full restaurant builds and owner’s representative services for an out-of-state location. Despite challenges such as prolonged lead times caused by post-COVID supply chain disruptions, 361 Degrees utilized its extensive vendor network to identify alternative solutions. This strategic approach successfully mitigated delays by several weeks, ensuring the projects remained on schedule and met client expectations.

Key outcomes included:

  • Revenue Results: The restaurant grand opening exceeded expectations with lines out the door, blowing revenue beyond initial projections

  • Budget Accuracy: 361 delivered as promised, meeting initial budgets and rapid construction milestones.

  • Four projects delivered across multiple years, demonstrating long-term trust and partnership
