Case Study: Beaver Creek Ski School Renovation

Situation

When Vail Resorts set out to reimagine the Beaver Creek Ski School, they weren’t just renovating another lodge, they were rebuilding one of the most important revenue drivers on the mountain. The project centered on a 15,000-square-foot, two-story facility at the base of Beaver Creek Resort. It required a full gut and rebuild of offices, bathrooms, an assembly hall, storage, fire systems, cash wraps, and new finishes throughout. But the location made things tricky. Deliveries couldn’t just pull up to the front door. Everything from demolition debris to new materials—had to be hauled by hand or pallet jack hundreds of yards across the village. The logistics alone could have derailed the project.
 

This was also one of the first times 361 Degrees had engaged with this particular branch of Vail Resorts. The project went through a competitive RFP process against several other contractors, and budget pressure was high.
 

What set 361 apart was their detailed proposal and a simple message to the client: “We really want to do this project. Let’s find a way to make it work.” That partnership-first approach resonated. Instead of treating it like another contract, 361 positioned itself as a long-term collaborator.

Solution

From day one, 361 focused on building trust with the client and with the crews on site. Rather than dictating schedules, they sat down with subcontractors to map out realistic plans: where extra labor was needed, when overtime made sense, and how to tackle obstacles before they became issues.
 

The construction itself was complex. The team demolished both floors, coordinated with teams to move debris across the village, and rebuilt the facility from scratch. Along the way, 361 uncovered significant design flaws, ceilings that blocked planned installations and layouts that didn’t align with functional needs. Instead of pushing problems back onto the client, 361 flagged them early, collaborated with designers, and worked through a shifting project landscape 120+ to keep the project moving forward.
 

This was 2018, before 361 fully integrated tools like Smartsheet and Matterport. Instead, success came from disciplined project management: weekly OAC (Owner-Architect-Contractor) meetings, subcontractor check-ins, and Friday schedule updates, all part of a disciplined project rhythm. 
 

Budget revisions were constant, but the team handled them transparently. Each redesign was measured against what was realistic for the client, balancing ambition with affordability. While the process required constant negotiation, the focus never wavered: deliver a space that met Beaver Creek’s high standards and opened on time.

Results 

Despite design hurdles and logistical headaches, the project was a success where it mattered most. The renovated ski school opened on time and immediately delivered results. Within the first weekend of operations, the school generated an estimated $1.2 million in revenue, underscoring just how critical the facility was to the resort’s business.
 

The new space doubled functionality, transforming a once cramped single-floor operation into a modern, two-story facility equipped to handle thousands of guests. The quality of finishes, from assembly halls to high-end point-of-sale stations, matched Beaver Creek’s premium reputation and set a new standard for future ski school builds.
 

While the project exceeded its initial budget, driven by over 120 client-requested change orders, 361 maintained transparency throughout and helped identify cost offsets to keep the final spend within an acceptable range.
 

The Beaver Creek renovation proved that even under intense site limitations, shifting designs, and high client expectations, clear communication and a partnership-first mindset can deliver exceptional results. It became a foundational success that led to new opportunities, including ongoing work with Vail Resorts across other resort properties.
