Situation
 

The River Flats project in Buena Vista was an exciting opportunity to bring boutique, luxury rentals to one of Colorado’s most desirable mountain destinations. Envisioned as eight high-end units designed for short-term stays or hotel-style accommodations, the development was perfectly positioned within the vibrant and growing South Main neighborhood.
 

361 was brought on early to support planning and provide structure from the ground up, quite literally. Unlike previous retail or resort projects, this was a new build on a blank canvas, requiring close collaboration across design, engineering, and construction teams.
 

While the vision was ambitious, it was also aspirational. Building during a construction boom in Buena Vista presented some real-world challenges, particularly in terms of labor availability. With local trades in high demand, 361 tapped into broader networks, bringing in skilled professionals from Denver to keep the momentum going. Although this added complexity, it also strengthened our project management capabilities and highlighted the importance of adaptability in a rapidly growing region. The complexity of the project led to obstacles for 361 to overcome.
 

Some design documents were incomplete, including specs for essential systems like the fire sprinkler room, leading to a flurry of RFIs and the need for agile problem-solving. But rather than setbacks, these became learning opportunities that pushed the team to develop even more robust coordination strategies and communication protocols.
 

The River Flats build was dynamic, fast-moving, and at times challenging. However, it was also a clear example of how 361 grows through adversity. Every obstacle became a catalyst for innovation, and in the end, the project stands as a testament to resilience, teamwork, and the ability to deliver high-quality results even in the most complex environments.

When certain trades fell short of expectations, 361 acted decisively. Maintaining high standards was non-negotiable, and over the course of the project, three underperforming contractors were replaced. This was a rare move for a team that had only parted ways with a handful of trades in over a decade. This firm stance on quality ensured the final product met both client expectations and 361’s own high standards.

To navigate ongoing design changes and keep all stakeholders aligned, 361 implemented a disciplined communication structure. Daily site documentation captured through platforms like SmartSheet and paired with consistent weekly updates, provided full visibility into progress and potential impacts. The result: the client remained informed, empowered, and confident in the project every step of the way.

This proactive, no-compromises approach not only preserved the integrity of the build, it helped reinforce trust, drive accountability, and ultimately deliver a high-quality result in a challenging environment.

As the project evolved, 361 ensured that every new request or change was approached with clarity and honesty. Each decision was framed with clear trade-offs whether it impacted budget, timeline, or logistics This allowed the client to stay in control and make informed, confident choices. Rather than dictating outcomes, 361 acted as a trusted advisor, guiding the process with transparency and integrity.

To safeguard the long-term value of the project, 361 leveraged technology like Matterport scans to capture detailed visuals of behind-the-wall systems. These digital records became an invaluable resource, providing future-proof documentation and reinforcing the project's long-term durability.

Above all, 361 remained fully committed. Where others might have walked away in the face of mounting challenges, 361 stayed the course. Their message to the client was simple: “We’re not going anywhere. We’ll work through this with you. We’re here to get to the finish line. More importantly, River Flats became a defining project for 361. It reinforced what it means to be a true project partner, not just when things go to plan, but especially when they don’t. From navigating labor shortages and design gaps to holding firm on quality and accountability, 361 stayed fully engaged, driving the project forward with professionalism and grit.
 
As Founder and Principal Billy Leggett put it:
